We are looking for a dependable, skilled, and proactive Property Maintenance Technician to join our vacation rental management team in Downtown Charleston.
This is a hands-on position for someone who enjoys variety, takes pride in their work, and is comfortable independently completing repairs. You’ll help maintain a portfolio of vacation rental properties and play an important role in keeping our homes safe, functional, well-maintained, and guest-ready.
No two days are exactly the same. One day may include completing drywall repairs and painting, while another may involve troubleshooting a plumbing issue, maintaining exterior spaces, assembling furniture, or completing preventative maintenance throughout our properties.
Schedule: Full-Time
Pay: $45,000 - $55,000, based on experience and skill set
Location: Downtown Charleston, SC
What You’ll Do

• Complete general repairs and routine property maintenance
• Perform drywall repair, patching, preparation, and painting
• Handle landscaping, groundskeeping, and exterior property upkeep
• Complete minor carpentry and repairs to doors, cabinets, trim, locks, and hardware
• Troubleshoot minor plumbing, electrical, HVAC, and appliance issues
• Perform routine property inspections and proactively identify maintenance concerns
• Complete monthly HVAC filter changes and routine preventative pest-control treatments
• Assemble and repair furniture, fixtures, and property furnishings
• Perform pressure washing and other exterior maintenance as needed
• Respond to maintenance work orders and time-sensitive property needs
• Coordinate with management when specialized or licensed contractors are needed
• Maintain and organize commonly used maintenance tools, parts, and supplies
• Document completed work and communicate property conditions or recommended repairs
• Assist with property improvements and special maintenance projects as needed

What We’re Looking For
We’re looking for someone who is hands-on, resourceful, and confident solving problems independently.
Drywall and painting experience is strongly preferred. Additional knowledge or experience with plumbing, electrical, HVAC, carpentry, appliance troubleshooting, landscaping, or general residential maintenance is a plus.
You do not need to be a licensed tradesperson in every area. What’s most important is having strong general maintenance knowledge, knowing how to troubleshoot a problem, being able to complete appropriate repairs safely, and recognizing when a specialized professional is needed.
Requirements

• Previous general maintenance, property maintenance, construction, handyman, or similar hands-on experience preferred
• Reliable transportation is required for traveling between multiple properties throughout Downtown Charleston
• Ability to transport basic tools and materials between properties as needed
• Comfortable working independently and managing a daily schedule of maintenance tasks
• Strong attention to detail and ability to identify potential problems before they become larger repairs
• Dependable, punctual, and professional
• Comfortable using a mobile phone to receive, update, and document work orders
• Ability to safely perform the physical responsibilities associated with residential property maintenance

Schedule & Occasional Urgent Needs
The regular schedule for this position is Monday, Tuesday, Thursday, Friday, and Sunday (Off on Wednesdays & Saturdays)
Because we manage active vacation rental properties, occasional urgent or time-sensitive maintenance situations may arise outside of normal working hours. Flexibility to assist in these situations when needed is appreciated; however, this position is not intended to be a regularly scheduled on-call role.
